Rooms and beds, the way a PG works

Add each room with its number of beds, the rent per bed and the deposit per bed. OurGuests shows every room at a glance: how many beds are filled, which are free, and which rooms have rent due.

Tenants are numbered by bed in the order they joined, and the rooms list can be filtered to show only occupied, available or due rooms.

• Delete a room only when it is empty; rooms with past tenants are archived, not lost

Rent on the 1st, or on the date each tenant joined

Choose per tenant: rent due on the 1st of every month, with a part-month first bill, or rent due on the same date every month from the day they moved in. OurGuests bills each cycle automatically, so the amount due is always up to date without you working it out.

Record payments as cash, UPI, bank transfer or other, with the date the money actually came in. Each tenant’s balance, payment history and month-by-month statement update straight away.

Tenants join with your property code

Share your property code or invite link on WhatsApp. Tenants sign up, request to join, and you approve them into a room and bed. No typing their details in yourself.

Each tenant gets their own view: rent and dues, their electricity share, their documents and their maintenance requests. They can pay you by UPI from the app; you still record the payment, so your books stay yours.

Electricity, deposits and move-outs without arguments

Enter the room’s meter reading and OurGuests splits the bill fairly by how long each tenant was actually there. Deposits are tracked from the first payment, and at move-out the settlement shows the deposit held, deductions with a reason, the refund, and anything still owed.

Maintenance and documents

Tenants raise maintenance requests with photos; you move them from Submitted to In Progress to Completed, and both sides can comment. Rental agreements and ID proofs can be stored against each tenant.
